1.Found a property with a motivated seller
2.Negotiated a $65,000 purchase price
3.Found another investor who would pay $71,000 for the same property
4.That investor cut me a $6,000 check to take my place as the buyer in the contract
5.That investor paid the seller the $65,000 price I initially negotiated. (Meaning they paid a total of $71,000)
